Residential Title Services
The first step in our title and escrow service process is to perform a title search. The title search looks for potential obstacles to transferring the ownership of the property. These obstacles include things like outstanding mortgages, the existence of other liens, unpaid HOA dues, and more.
While these obstacles can generally be resolved without issue, our service ensures that real estate buyers are aware and, more importantly, not held responsible for outstanding obligations or amounts due by the seller.
Once our in depth research into the real estate is complete, we prepare an abstract of title that outlines the property’s chain of custody. An opinion of title is also created showing that the seller has valid title to the property and is rightfully able to sell it.
Title Insurance
After Coral Gables Title + Escrow issues a clear opinion of title and the transaction is cleared for closing, we are pleased to offer buyers title insurance. If your transaction is being funded with a mortgage, the lender will likely require the purchase of a lender’s title policy. We will gladly coordinate with the buyer’s lender to ensure the lender’s title insurance policy is in place prior to closing.
For buyers that are self-funding their transaction, we provide owner’s title policies. While not required, we strongly recommend that the buyer utilize this service to protect the equity being built in the property. Please contact us for a quote for owner’s title policies.
Escrow Settlement Services
Coral Gables Title + Escrow acts as a neutral third party throughout the title and escrow process and specifically at the final stage of the process: escrow and settlement. We coordinate and perform the final critical steps of a transaction based upon the input of the principal parties involved. Whether we’re tasked with transferring the property from seller to buyer or encumbering a property with a new mortgage, you can count on CG Title to smoothly and successfully:
- Securely deposit and disburse funds
- Process and coordinate the flow of documents and funds
- Provide regular updates on the process to closing
- Act as a key contact and respond to the lender’s requirements
- Coordinate the signing of loan and closing documents
- Prorate and adjust insurance, taxes, rents, and other outstanding obligations
- Record the deed and loan documents
- Prepare a final statement outlining funds received and to be disbursed in the transaction
